 The big banks don't seem to offer them. Smaller mortgage brokers do. I'm a 
 bit skeptical because all along I've been looking at the 30 yr fixed, 5 and 
 7 year ARMs as possible loans... then when I came across a loan based on 
 COSI, COFI, or MTA indexed to a 1.25 interest rate with a 3.20 margin cap, 
 it just seems too good to be true.... I think it's also non-doc. 
  
 What are the Pros and Cons? 
  
 Any info, experiences, two cents, etc.. would be greatly appreciated by all 
 of you guys and gals! 
  
 If this is indeed a good and safe loan what vendors would you recommend?
