 UFFI is a **much** over rated health risk, in my opinion. Regardless, the 
 housing market puts a big discount on UFFI homes, even if the UFFI has been 
 removed. Your friends could get a real bargain in a hot market. 
  
 It is **very** unlikely that 25+ year old UFFI is off gassing still, so 
 whatever risk exists in UFFI insulation is even further reduced. You are 
 probably at greater danger from gases coming out of new wall to wall carpet, 
 new furniture of most types or the interior of a new car. 
  
 If I was the potential buyer I would play it up, play reluctant and put in a 
 low ball bid. If they really want the house, put in a clause that requires 
 testing and a "safe limit" report to finalize the deal. There are a number 
 of environmental testing agencies in any Yellow Pages that can do the 
 testing. Costs would probably have to be carried by the buyer and should be, 
 since if they are concerned they would want to pick the testing company and 
 not trust the seller to get an unbiased report.
